Real Estate Market statistics for Brigantine New Jersey, and the South Jersey Shore.

As of this week, the number of active listings for sale in Brigantine NJ has dropped to just over 600 active listings.  This number of listings in Brigantien has remained consistent for the past few months.  The highest number this year, was over 700 from mid April to Mid August.  The current amount of active listings, compares equally to this time last year.

Absorption rate is the theoretical length of time it would take for all current listings on the market to sell.  This number is usually taken by obtaining an average number of sales per month for a given time period (in this case, one year), and dividing that by the number of active listings to produce a result.  In December 2006 the absorption rate in Brigantine was at a 30 months supply.  This month (December 2007), the absorption rate for Brigantine, NJ is around a 24 months supply, and the number of transactions for the year is up 22% over 2006.  This is good news, indicating that buyers are returning to the market, and are buying homes at the NJ Shore - particularly Brigantine New Jersey.   

As we proceed into 2008, we anticipate sales to remain constant, with many of the fairly and reasonably priced homes sold.  As more homes come off the market through sales, and attrition, the more likely we are to come into a greater balanced market.
